What this calculator estimates
An SMSF borrows under a Limited Recourse Borrowing Arrangement (LRBA), where the fund acquires a single property held in a separate bare trust. The calculator runs the standard amortisation maths on the loan (the property value less the deposit your fund puts in) and returns the monthly principal-and-interest repayment, plus the resulting LVR.
SMSF lending is deliberately conservative. Residential SMSF loans typically cap around 70% to 80% of value, so the fund usually needs a deposit of at least 20% to 30%. Treat the number as a starting point. The lender confirms your real position on application, after it reviews the fund, the security, and the servicing.

SMSF borrowing in the Australian context
SMSF property lending runs through an LRBA, a specific structure set out in superannuation law. The fund borrows to acquire one property, the asset sits in a bare trust, and the lender’s recourse is limited to that single asset. Because the structure carries more compliance and less security for the lender, LVR caps sit lower and rates price higher than standard investment lending.
The repayment maths this calculator runs is identical to any amortising loan. What it cannot capture is the compliance picture: the fund’s contribution caps, its liquidity, the sole-purpose test, and whether the asset is a genuine single acquirable asset. Those questions sit with your licensed adviser and accountant, not with a calculator or a broker.
